1. Gather Recommendations
Family and friends are a great place to start when it comes to acquiring recommendations since they’re sure to let you know their thoughts on their favorite—and least favorite—home improvement companies in your area. You can also talk to your local building inspector or lumberyard manager to find out which companies meet building codes and use quality materials.
For online reviews and recommendations for local home improvement companies, check out the National Association of Home Builders, Better Business Bureau, and Angie’s List.
2. Make Phone Calls
Now that you have a list of potential home improvement companies, it’s time to pick up the phone and conduct short interviews. Once you’ve provided a brief explanation of your project, ask the following questions to get a feel for the company’s reliability, availability, and their willingness to give your project the attention it deserves:
- Do you take on projects of this size?
- Will you have other projects taking place at the same time?
- Can you provide a list of previous customers?
- Can you provide financial references from suppliers or banks?
- Do you use subcontractors? If so, how long have you worked with them?
3. Schedule an In-Home Project Estimate
By now, you should be able to narrow your list down to three or four home improvement companies that you would like to meet in person. Most reputable contractors provide free, in-home remodeling estimates, and are happy to answer any questions or concerns you have about your project.
In order to make it easy for you to compare project estimates, ask each contractor to itemize the cost of materials, labor, and other expenses.
4. Make Your Decision
While it may be tempting the go with company that provided the lowest estimate, price isn’t the only factor to consider. You’re likely to be happier working with a company that you feel comfortable having around your home and that you’ve been able to communicate with easily.
If you discussed payment schedules during your in-home consultation, they should also factor into your decision-making process as they can attest to the contractor’s financial status. A good rule of thumb for large project is a schedule that includes:
- A 10% payment when the contract is signed.
- Three payments of 25% spaced throughout the duration of the project.
- The final 15% paid when you feel the job has been completed to your satisfaction.
5. Sign a Contract
To ensure a successful remodel, you need to have a clear and concise contract that covers every detail of the project. An appropriate contract should include:
- A start date and projected completion date
- A payment schedule
- An itemized list of materials, products, and labor
- A requirement that the contractor receives lien releases from any subcontractors and suppliers
